Arancia Yards is the first residential chapter of The Yards, Beyond's landscape-led masterplan in City of Arabia, Dubailand. Rather than building a tower and wrapping it in landscaping, the project starts with the landscape: 272 residences are arranged across three low-rise buildings around a lush central green valley, giving everyday life a calmer, more connected rhythm while keeping Dubai's major destinations within easy reach.

The Yards is a 165,000 square metre destination in which more than 70% of the plan is dedicated to open-air living. The intent is a walkable, pedestrian-first community shaped around greenery, courtyards, water features and shaded routes - a deliberate alternative to the density of conventional apartment corridors. Arancia Yards inherits that vision as the masterplan's opening residential release.

Architecturally, the buildings carry a Mediterranean-inspired character - warm materials, clean contemporary lines and generous outdoor space - and rise only a few storeys, so the landscape, rather than the skyline, defines the address. Residences are oriented toward the central valley, with expansive ceilings and large openings drawing natural light deep into each home.

The collection spans 1, 2 and 3 bedroom residences. Layouts favour openness and an indoor-outdoor connection: private terraces feature in selected homes, corner residences gain broader views across the greenery, and select ground-floor homes extend into shaded garden retreats. The result is a set of homes designed to feel part of the landscape rather than separate from it.

Daily life is supported by amenities woven into the community rather than bolted on: a swimming pool set within landscaped courtyards, community gardens, flexible multipurpose lounges, an indoor kids' club, and walking and cycling routes threaded through the greenery, alongside ground-floor retail and social spaces. The emphasis throughout is on wellbeing, walkability and shared outdoor moments.

City of Arabia is an established, self-contained destination within Dubailand, with retail, leisure and community infrastructure built into the wider framework. From Arancia Yards, indicative off-peak drive times reach Global Village in around 10 minutes, Silicon Central Mall in about 15, Downtown Dubai in roughly 20 and Dubai International Airport in about 25, with direct access to Emirates Road and Sheikh Mohammed Bin Zayed Road opening up the rest of the city and Al Maktoum International Airport (DWC).

City of Arabia sits within a designated freehold area, open to purchase by all nationalities. Buyers secure priority access and unit selection through Direct Deal UAE's RERA-certified team (ORN 43954) ahead of the public launch. Buyers pay 0% commission on Arancia Yards - no traditional 2 to 5% agent fees at any stage.
