Binghatti Starfall is a new off-plan mixed-use development by Binghatti in Al Jaddaf, Dubai, combining residential apartments and Royal Suites with 17 retail shops. It sits on the Dubai Creek side of the city, minutes from Al Jaddaf Metro Station, in one of Dubai's most connected central districts.

Al Jaddaf sits directly between Dubai Creek and central Dubai. Travel times stated in the project material are Al Jaddaf Metro Station 4 minutes, Dubai Healthcare City 5 minutes, Dubai International Airport 6 minutes, Burj Khalifa and Downtown Dubai 8 minutes, and Business Bay and DIFC 9 minutes, all indicative and off-peak. Starfall translates astronomy into architecture, lighting and lifestyle. A signature Observatory, celestial design details and a falling-light facade define the tower, while the Meteor Trail carries continuous lighting from the Observatory through the building and into the landscape for a distinct identity after dark. Inside, a double-height lobby features a fibre-optic constellation ceiling with warm bronze and pale stone finishes inspired by the colours of dusk.

Starting prices open from AED 759,999 for a studio, AED 1,234,999 for a one bedroom, AED 1,599,999 for a one bedroom Royal Suite, AED 1,974,999 for a two bedroom and AED 2,499,999 for a two bedroom Royal Suite, subject to availability.

The retail component comprises 17 retail shops starting from AED 2.4 million, split between F&B and convenience / service units. Shops range from 649 sq ft to 3,026 sq ft with a 3.9 m clear height. F&B units are provisioned with drainage, water supply, kitchen extract duct, FAD and gas, while convenience and service units have drainage and water supply. Unit-level specifications and retail floor plans are available on request.

Amenities are led by the Observatory deck on the amenity podium, with telescopes and dedicated viewing areas for residents to stargaze above Dubai, alongside the Observatory Dome, Celestial Cartography and Meteor Trail features, adults' and children's pools, a sun lounge, yoga and aerobics platform, wellness facilities, a children's play area and family sitting and social nooks.
