About Palm Jumeirah
Palm Jumeirah is the palm-shaped island developed by Nakheel and launched in 2001 under the vision of His Highness Sheikh Mohammed bin Rashid Al Maktoum. Nakheel says the island covers 560 hectares and stretches about five kilometres into the Arabian Gulf. It is laid out in three parts, the Trunk, the Fronds and the Crescent, each with its own mix of homes, hotels and leisure facilities.
The Trunk is the central spine and the island's main residential and lifestyle corridor, with apartment buildings such as Shoreline Apartments, Golden Mile and Marina Residences. The Fronds branch off the Trunk and, in Nakheel's words, are private, gated villa communities. The Crescent encircles the island and is reached through a sub-sea tunnel from the tip of the Trunk. Nakheel describes the entrance to the island as close to Dubai Marina, Dubai Harbour and Sheikh Zayed Road.
The Palm Monorail, which Nakheel calls the Middle East's first monorail system, runs along the spine with stations at Gateway Towers, Al Ittihad Park, Nakheel Mall and Atlantis Aquaventure. RTA material notes that the Dubai Tram connects to the Palm Monorail, and Nakheel adds that the tram links onward to the Dubai Metro network.
Nakheel Mall, at the heart of the island, has five levels of shops, restaurants and attractions, and is the access point for The View at The Palm, an observatory in The Palm Tower 230 metres above the island. Nakheel also lists Al Ittihad Park, which it describes as the UAE's first indigenous park, Golden Mile Galleria, Palm West Beach and Club Vista Mare, along with marinas, beach clubs, hotels and restaurants.
Nakheel describes Palm Jumeirah as a designated freehold area. New homes are still being added alongside established buildings: Nakheel lists Palm Beach Towers, at the gateway to the island, as under construction with handover expected in the first half of 2027. For any off-plan unit, rely on the developer's own published timeline and payment schedule.
Direct Deal UAE currently lists 9 verified listings in Palm Jumeirah (9 for sale, 0 for rent). On Direct Deal UAE, verified residential sale listings start from AED 4,146,000. These are live asking prices and change as listings change.
Why Invest in Palm Jumeirah?
Palm Jumeirah brings several home types into one community: villas on the gated Fronds, apartments and penthouses along the Trunk and in towers such as The Palm Tower, and a townhouse community at Palma Residences. Nakheel notes private beach access at several developments, and the monorail, mall and parks are all on the island.
Each part of the island works differently. Before you commit, confirm what the specific unit includes, such as beach access, parking bays, building amenities and any marina or community fees, and check how the home is reached by road, monorail or tunnel from where you work.
Direct Deal UAE makes no price forecasts for Palm Jumeirah and does not promise rental income. A practical check is to compare the asking price with the rent a similar unit actually achieves, subtract service charges and allow for one-off costs including the DLD transfer fee.
