About Palm Jebel Ali
Palm Jebel Ali is a man-made island off the Jebel Ali coast, developed by Nakheel. A new masterplan was approved in May 2023, and Nakheel describes an island of about 13.4 square kilometres, roughly twice the size of Palm Jumeirah, planned to be home to around 35,000 families. At completion it is to have seven islands and 16 fronds, 12 of them residential, with more than 90 km of beachfront.
Nakheel launched the first villas in September 2023 in two ranges, the Beach Collection and the Coral Collection, each in several architectural styles. Its August 2026 release on Frond F describes Beach villas with five and six bedrooms and Coral residences with six and seven bedrooms, designed with practices including SAOTA, NAGA Architects, LW Design Group and LOCI Architecture. Villa sizes, plots and specifications differ between fronds and releases.
Palm Jebel Ali is under development. Nakheel reports villa construction on all 12 residential fronds, with 728 villas on Fronds K to P in finishing works and 544 on Fronds A to F at earlier stages. The developer schedules the first villas for phased handover from late 2026 through 2027 and says the island will not open on a single date; later phases are to be announced as each becomes ready.
