About Dubai Sports City
Dubai Sports City is a mixed-use community in Dubailand built around stadiums, sports academies and a championship golf course. Gulf News reported in 2020 that the master development covers 50 million sq ft, with about a fifth given over to sports facilities, and that around 17,000 people lived there at the time. Khaleej Times describes it as a freehold area that combines apartment complexes with villa compounds.
Khaleej Times places Dubai Sports City along Hessa Street, just off Sheikh Mohammed Bin Zayed Road, and residents it interviewed also named Al Khail Road as a regular route. The community is not connected to the Dubai Metro. Public buses and taxis serve the area, so anyone relying on public transport should check current RTA bus routes before committing to a home here.
Sport shapes daily life. The Dubai International Cricket Stadium, reported to seat 25,000, and the International Cricket Council's global headquarters are both here. The ICC lists two floodlit ovals, a 38-bay outdoor practice area and an indoor cricket centre at the ICC Academy next door. The Els Club course, designed by Ernie Els, opened in 2008, and other venues include a football centre, a sports park, a rugby club and the FitRepublik fitness complex.
Homes split between apartment buildings and villas. Victory Heights is the gated villa and townhouse community laid out around the Els Club course; Gulf News reported about 1,100 homes there in 2020, taking up roughly half of the master development. Apartment choices include Canal Residence West, five buildings on a canal-side promenade with studios up to three-bedroom units and penthouses, and Elite Sports Residence, a group of ten high-rise towers.
Day-to-day shopping is handled by a retail promenade with supermarkets, pharmacies, salons, a veterinary clinic and food outlets, according to a 2021 Gulf News feature. A 1.2 km man-made canal and lake runs through the community, with pedestrian areas and streets for walking and cycling. Gulf News also reports that DSC Facilities Services maintains common areas and offers maintenance contracts to private owners.

Why Invest in Dubai Sports City?
Dubai Sports City suits buyers and tenants who want sport within walking distance: cricket nets, golf, football pitches, tennis, a rugby club and large gyms all sit inside the community. Apartment buildings cluster near the canal promenade and its shops, while Victory Heights offers larger villas with golf-course settings for families who need more space.
Direct Deal UAE will not tell you where prices are heading, and we never promise rental income. Before making an offer, weigh the asking price against the rent a comparable unit actually achieves, the annual service charge and one-off costs such as the DLD transfer fee. Our RERA-licensed team (ORN 43954) can arrange viewings in Dubai Sports City; call or WhatsApp +971 58 114 4230.
