About Dubai Science Park
Dubai Science Park is a business district run by TECOM Group, established in 2005 for companies in the life, energy and environment sciences. Alongside laboratories, offices and storage space, TECOM describes a residential area as an important part of the community. Its head office address is in Al Barsha South 2, and the district forms part of the wider Al Barsha South area.
Residential buildings named by TECOM and developers include Montrose Residence and the Villa Lantana villa community. Deyaar's Bella Rose is an 18-storey tower of studios and one- and two-bedroom apartments, where handovers began in 2021. Binghatti has three newer apartment buildings in the district, Binghatti Hills, Binghatti Hillside and Binghatti Hillviews, offering studios to two-bedroom units with completion targets the developer set for 2026.
RTA lists Dubai Science Park among the communities served by its Umm Suqeim Street improvement project. TECOM says the district is reached by public bus, taxi and ride-hailing, with RTA bus routes F25, F30 and F36 running in and out, and metered parking in and around the area. TECOM does not list a Metro station within the district, so most residents travel by car or bus.
TECOM's community page points to skate parks, sports parks and gyms, hotels such as The Residence by S Hotel, and shopping at My City Centre Al Barsha and Mall of the Emirates. Healthcare options it lists include Mediclinic Parkview Hospital and Genesis Healthcare Centre. Deyaar describes Bella Rose's podium with an infinity pool, gym and children's play area, and retail units at ground level.
Direct Deal UAE currently lists 5 verified listings in Dubai Science Park (4 for sale, 1 for rent). On Direct Deal UAE, verified residential sale listings start from AED 775,999 and verified residential rental listings start from AED 60,000 per year. These are live asking prices and change as listings change.
Why Invest in Dubai Science Park?
Dubai Science Park can suit people who work in the district or around Al Barsha and want an apartment with direct access to Umm Suqeim Street, as well as families considering a villa in Villa Lantana. Completed towers such as Bella Rose sit beside newer Binghatti buildings, giving a choice between established blocks and recently built stock.
Before signing, confirm whether a unit is ready or still off-plan, the building's service charges, parking allocation and utility arrangements. With newer towers, ask the developer for the current handover status rather than relying on the original completion target.
Direct Deal UAE does not make price predictions or promise rental income. Set the asking price against realistic rent, annual service charges and one-off costs such as the DLD transfer fee before you commit. Our RERA-licensed team (ORN 43954) can arrange viewings and handle the process through to transfer. Call or WhatsApp +971 58 114 4230 to discuss Dubai Science Park.
