Methodology and source
Figures are calculated by Direct Deal UAE (RERA ORN 43954) from Dubai Land Department (DLD) Real Estate Data, sales transactions. Included: residential sales registered between 1–28 February 2026 under the DLD procedures Sell - Pre Registration (off-plan), Sale, Delayed Sell and Sale On Payment Plan, for flats, hotel apartments and hotel rooms, and villas. Excluded: developer bulk registrations (Development Registration, Sell Development), lease-to-own contracts, land, commercial property, whole buildings, mortgages, gifts and leases. Each transaction is counted once, by its DLD transaction number. Areas are shown by community name. Prices are medians; price per sq ft is the sale value divided by the registered area. Month-on-month changes compare with January. You may quote these figures with a link to this page.
